National Australian Built Environment Rating System (NABERS)
We rated 37 36 buildings with a combined floor area of 830,552m2 during the period using the NABERS Water performance-based rating system.
Our weighted average rating improved to 3.20 stars (out of five), a 0.33 star improvement on last year – the scheme's first year of operation.

During the period we established an asset planning template to help with the benchmarking of each property's NABERS rating and identifying and ranking the improvement opportunities according to return on investment criteria.
This was coupled with NABERS Accredited Assessor training for Facility Managers with a further nine staff going through training this year.
Australia's First 5 star Water Rating
The effectiveness of our water management platform was confirmed in March when we became the first organisation to achieve a 5 star rating based on Sydney Water's One-2-Five Management diagnostic.
The process verified that since the previous review our systems have been strengthened in two key management competencies: our capital expenditure planning, and day-to-day operational performance via our monitoring and reporting systems.
Partnerships with Government (Brisbane Water)
Investa's participation in a pilot of the Brisbane Water Efficiency Program administered by SEQ Water enabled us to install detailed sub-metering across one property (which has since been expanded across the Queensland portfolio) and gain an important external audit of our properties which, while identifying only a small number of opportunities for water reductions, verified that our approach to water management is rigorous.
Sub-metering
The sub-metering systems which enable us to review consumption of water have been extended throughout our Queensland portfolio over the past six months allowing us to view real-time consumption, analyse trends, and identify operational problems such as leaks more effectively. We have also extended our Monitoring Analysis and Reporting System (MARS) to now cover water consumption on a monthly basis to help ensure that water performance remains front of mind for management.

Commitments for Financial Year 2008
